Onsite Brokers is a newly formed company providing new home developers the highest level of real estate brokerage services. From concept to sell-out, our innovative approach to marketing and selling results in significant cost savings to developers allowing them to respond quickly to fluctuating market conditions resulting in success for everyone.

Background

Recent challenges in the real estate industry have demanded drastic changes in the way real estate companies do business. Traditional practices no longer seem to create the same successful results as before. New home developers are experiencing slower sales or no sales at all!

As a result, new projects are being put on hold or completely abandoned. Real estate companies are making decisions to downsize or even worse, to close shop altogether. The companies surviving are those who have learned to think creatively outside the box and adapt quickly to the rapidly changing market conditions.

To cut costs, many developers have chosen to bring pieces of the sales and marketing efforts in-house rather than contracting for these services with a traditional brokerage firm. In fact, many have taken over the entire sales and marketing process in an effort to have more control over their budgets and ultimate success.

Real estate brokerages on the other hand have been slower to react. Complacent, as a result of a lucrative real estate boom that began in the late ‘90s, many brokerage firms have naturally resisted change in their industry. Unfortunately, they have found themselves top-heavy with overpaid executives and staff and have tried to justify their worth by creating additional services, reports, charts, etc. that quite frankly, do not produce results. They have overcomplicated the marketing and selling process, leaving developers asking, “What are we paying these guys for?”

In today’s changing market, developers need a brokerage firm that has adjusted to the times. They need a strong and lean company that provides results rather than the pomp and circumstance or “fluff” offered by others. They want a company dedicated to promoting their product rather than their own brokerage firm’s name.

Onsite Brokers has positioned itself to be that company, providing new home developers with the marketing and selling services needed to sell out their communities.

Successes

As sales agents with Lifestyles REALTORS, Richard and Rob took over the sales and marketing of the Paramount at Buckhead in late August of last year. Prior to their taking over, Paramount had seen limited and sporadic sales since their opening nearly two years prior. During their tenure at Paramount, the community experienced great success due to this team’s cohesive efforts in spite of the many challenges found in the market place and more specifically at Paramount.

Foremost among the challenges faced by the sales team, was the housing market crisis which swept the country during the latter part of last year. While Atlanta’s housing market has fared better than most, effects of the slow-down from other parts of the country have been noticed locally. The sales team met this challenge head on by educating Paramount’s buyers about Atlanta’s sturdy economy and demonstrating to them the value of purchasing at Paramount.

Over the course of six months, the sales team identified more specific challenges at Paramount and overcame them as well. By incorporating solutions into their customer presentations and into their work environment, the sales team led Paramount to the top of Atlanta’s list of current best-selling condos.

Since mid-August, the sales team sold 26 new homes! This is impressive when one considers the overall downturn in the marketplace during this time period which is also known to be the slowest time of the year for real estate purchases.
